Ramos Industries – Pacific Point Skylight Smoke Test

When water intrusion issues began affecting the interior of Pacific Point, the source wasn’t immediately clear. Ramos Industries was brought in to identify the root cause of the leaks occurring around two large architectural skylights on the property.
Our team conducted a full-scale smoke test to trace and visualize air gaps and compromised seals that weren’t visible during standard inspections. The test allowed the client to clearly see where the skylight system was failing, specifically at concealed joints and framing transitions, revealing the exact locations where water was penetrating the structure.
One of the challenges we encountered early on was maneuvering the scissor lift through the main entrance. With very little clearance and a tight approach angle, our crew had to carefully guide the equipment into place without damaging finished surfaces or obstructing operations.
Using a controlled smoke rig setup with safe, non-toxic vapor, we pressurized the skylight zones and visually tracked smoke escaping through cracks and seams. This method provided undeniable evidence of failure points and gave the property management team clarity and confidence in their next steps for repair.
